Frequently Asked Questions
How do I apply? Call the office 344-7900 to set an appointment. Meet our leasing agent at the home. If you like the home, fill out an application & crime free addendum and pay the $30 app fee for each person over 18. If you are approved, we mutually set a time to move in & we collect an amount equal to a month’s rent and a month’s deposit, for the keys.
(Running a credit & background check usually takes 24 hours)
Deposit? Equal to a month’s rent. $500 per month rental needs a $1000 to move in ($500 Rent & $500 Deposit).
To hold a home? After an application is approved, we can hold a residence for up to 2 weeks, if a full deposit is paid. (Deposits can not be returned if you change your mind.)
Lease length? You are making a minimum commitment for one year. After the 12-month lease it becomes month to month tenancy.
Application Fee? To cover a Credit & Criminal background check. $30 for each person over 18. Married couple is $45. This is not refundable.
Pets? We represent many different owners some allow a pet & some don’t. There is a non-refundable pet fee of $350; for the homes that accept a pet. Call the office for “pet friendly” homes.
Renters Insurance? We insure our building but your contents are NOT COVERED.
We require you to carry a renter’s policy. It’s very inexpensive $15-$20 month. It insures your personal property. (TV, sound equipment, furniture, but also your clothes- ask yourself “what would you spend to replace your closet full of clothes?” )
After hours Emergency? We maintain a separate phone line for an “after business hours emergency”. Leave a message with your address; call back number, and your problem. We will promptly return your call & resolve you emergency. PLEASE NOTE - we do not monitor the Help phone during business hours (M-F 8:30 to 5 and Sat 9 to 1)
Payment Grace period? 5 days. Your rent is due on the 1st of each month. If paid after the 5th there is a $30 late fee. After the 10th we serve a 5-day notice which is the legal beginning of an eviction. The 5-day notice also carries a $50 fee. Please be prompt with your payment, we don’t like fees anymore than you do.
Payment? We take checks and money orders only.
(The left front door has a slot for after hours drop-off) We do take credit cards but there is a convenience fee added to the amount.
Crime Free Addendum? We strongly support law enforcement agencies and include the Crime Free Lease addendum.
Smoke Detectors? We furnish the unit but you are responsible you maintaining them. (Governments’ way of saying you change the batteries) This also goes for CO2 detectors when required.
